Excavation, Shoring and Demolition Contractor in San Francisco

LVI Engineering is an excavation and shoring contractor and heavy civil general engineering contractor based at 1485 Bayshore Blvd in San Francisco, handling the site work from demolition to the foundation. We handle the work that happens before a building rises: demolition, excavation, shoring, helical piles, grading, underground utilities, and concrete. San Francisco is home, and its narrow lots, shared walls, steep streets, and varied ground are the conditions we plan around every day.

Why San Francisco Sites Are Different

Building in San Francisco means working in one of the densest cities in the country, on lots that were often subdivided more than a century ago. A few things come up on almost every job:

  • Lot-line construction. Many buildings sit directly against their neighbors. New basements and foundations often need shoring and underpinning so adjacent buildings stay supported while the excavation goes below their footings.
  • Limited staging. There’s rarely room on site for stockpiles, laydown, or truck queues. Equipment selection, delivery timing, and haul-off have to be planned around the street.
  • Steep streets and hillside lots. Neighborhoods built on the city’s hills bring sloping lots, retaining walls, and tight access that limit what equipment can reach the work.
  • Old and crowded utilities. Many streets carry a mix of active, abandoned, and poorly mapped lines. Utility locating, potholing, and careful excavation are part of every underground job.
  • Occupied neighborhoods. Dust control, noise, vibration, work hours, and sidewalk safety all matter when the job is surrounded by homes, shops, and pedestrians.

San Francisco Ground Conditions

San Francisco packs very different ground into seven by seven miles, and the soils under a site shape the shoring, foundation, and excavation approach:

  • Artificial fill and bay mud. Much of the eastern waterfront, South of Market, Mission Bay, Dogpatch, and the Bayshore corridor sits on fill placed over soft bay deposits. These soils can be compressible, often have shallow groundwater, and parts of these areas fall within state-mapped liquefaction hazard zones.
  • Dune sand. Large parts of the Sunset, the Richmond, and other western neighborhoods are built on wind-blown sand that caves easily during drilling and open excavation.
  • Bedrock and hillside ground. Hills such as Twin Peaks, Bernal Heights, Telegraph Hill, and Russian Hill have shallow or exposed rock in places, which affects digging, drilling, and anchoring.

We build from the project’s geotechnical report and coordinate with the geotechnical engineer, the structural engineer, and the shoring designer, so the approach fits the ground that’s actually there.

Services for San Francisco Projects

Demolition

Full building, selective, interior, and site demolition, sequenced with hazardous materials abatement, utility disconnects, and neighbor protection on tight lots.

Excavation

Basement, foundation, and mass excavation planned around lot lines, haul routes, and limited staging.

Shoring and Underpinning

Soldier pile and lagging, tiebacks, soil nails, rakers, and underpinning to protect neighboring buildings, streets, and utilities during excavation.

Helical Piles

Helical piles for new foundations, additions, and underpinning, useful where vibration, access, or soft soils make other foundation types harder to build.

Underground Utilities

Water, sewer, storm drain, and dry utility installation, including laterals and service connections, with trench protection as required.

Grading and Concrete

Grading for sites and pads, and structural and decorative concrete for foundations, retaining walls, slabs, and flatwork.

Permitting and Coordination in San Francisco

San Francisco projects typically involve several layers of review. Building and demolition permits, permits for work or equipment in the street and sidewalk, utility coordination, and neighbor notification can all come into play, depending on the scope. Tiebacks or underpinning that extend under a neighboring property usually need an agreement with that owner. Permit responsibility depends on how each project is contracted, and we work with owners, general contractors, and design teams on the steps that affect our scope.

One Team From Demolition to Foundation

On a typical San Francisco infill site, demolition, shoring, excavation, and utilities overlap. LVI keeps those scopes with one team, so there are fewer handoffs and one schedule from teardown to foundation. We can also support preconstruction, design-build, and design-build-assist work, helping owners and designers weigh shoring and foundation options before the drawings are final.

Safety comes first on every site. LVI sets a goal of a zero incident rate and runs a Safety Rewards Program that recognizes safe work practices in the field.

San Francisco FAQs

Do you work on residential projects in San Francisco, or only commercial?

Both. We work on commercial, multifamily, and residential projects, from single-lot basements to larger site work.

My project shares a wall with the building next door. Can you still dig a basement?

Often, yes, with the right shoring and underpinning design. Lot-line excavations are common in San Francisco. Your geotechnical and structural engineers set the requirements, and we build to them.

What if my site is in a liquefaction zone or on bay fill?

That affects foundation and shoring design, groundwater control, and sometimes the choice of piles. We work from your geotechnical report and coordinate with your engineers on a buildable approach.
