Excavation and Shoring Contractor in the East Bay

From infill lots in Oakland and Berkeley to hillside homes above the flatlands and growing suburbs in Contra Costa County, the East Bay covers a lot of ground, and a lot of different ground conditions. LVI Engineering provides demolition, excavation, shoring, helical piles, grading, underground utilities, and concrete for commercial, multifamily, and residential projects across Alameda and Contra Costa counties.

East Bay Site Conditions

The East Bay can be roughly split into three zones, and each brings its own challenges:

The Bay Shoreline and Flatlands

Areas near the bay, including West Oakland, Emeryville, Alameda, parts of Richmond, San Leandro, and Hayward, include artificial fill and soft bay mud. These soils can be compressible, with shallow groundwater, and some areas fall within state-mapped liquefaction hazard zones. Foundations and excavations here often call for shoring, groundwater planning, or deep foundations such as helical piles, depending on the geotechnical design.

The Hills

The Oakland and Berkeley hills, along with hillside neighborhoods in places like Piedmont, El Cerrito, and Castro Valley, bring steep lots, narrow streets, and variable ground that ranges from clay-rich soils to weathered rock. Landslide-prone slopes and drainage need careful attention. The Hayward Fault runs along the base of these hills, which is one reason seismic design and geotechnical input matter so much on East Bay projects.

Inland Valleys

Contra Costa communities such as Walnut Creek, Lafayette, Orinda, Concord, and Pleasant Hill, along with the Tri-Valley, often have clay-rich soils that can be expansive, plus rolling and hillside terrain. Subgrade preparation, moisture control, and grading are key to foundations and slabs that perform over time.

Urban Infill and Redevelopment

Much of the East Bay’s new construction happens on infill sites: older lots, former commercial or industrial parcels, and properties being redeveloped for housing. These projects often mean:

  • Demolition first. Existing buildings, slabs, and foundations need to come out before new work starts. See Demolition.
  • Lot-line excavation. New podiums and basements next to existing buildings and sidewalks often need shoring and, in some cases, underpinning.
  • Aging utilities. Older neighborhoods can have old sewer laterals and water services, plus abandoned lines that aren’t on any map. Locating, potholing, and careful utility installation keep surprises to a minimum.
  • Soil management. Former industrial parcels may come with environmental requirements for how excavated soil is tested, handled, and hauled. We follow the plan set by the project’s environmental consultant.

Services for East Bay Projects

Demolition and Site Clearing

Building, interior, and site demolition, with recycling of materials whenever possible and a site-ready handoff.

Excavation and Grading

Basement, foundation, and mass excavation, plus grading for pads, driveways, and drainage on flatland and hillside sites.

Shoring and Soil Nails

Soldier pile and lagging, tiebacks, rakers, underpinning, and soil nail walls to support excavations next to buildings, streets, and slopes.

Helical Piles

Helical piles for new foundations, additions, and underpinning, with low vibration and compact equipment for tight sites.

Underground Utilities

Water, sewer, storm drain, and dry utility installation, including laterals, service connections, and site drainage.

Concrete

Structural and decorative concrete for foundations, retaining walls, slabs, and flatwork.

Permitting Across the East Bay

Each city has its own building, grading, and right-of-way permitting process. Permit responsibility depends on how each project is contracted, and we work with owners, general contractors, and design teams on the steps that affect our scope.

One Team From Demolition to Foundation

East Bay projects often stack demolition, shoring, excavation, and utility work into a tight schedule. LVI Engineering keeps those scopes with one team, so there are fewer handoffs and one point of responsibility for the site work. We can also support preconstruction, design-build, and design-build-assist projects, helping owners and designers compare excavation, shoring, and foundation approaches early.

Safety comes first on every site. LVI sets a goal of a zero incident rate and runs a Safety Rewards Program that recognizes safe work practices in the field.

East Bay FAQs

Do you work in both Alameda and Contra Costa counties?

Yes. We take on projects across both counties, from the shoreline cities to the inland valleys.

My site is in the Oakland or Berkeley hills. What should I plan for?

Expect your geotechnical engineer to look closely at slope stability, drainage, and foundation type. Tight streets and limited staging also affect equipment and haul-off. We review access and the geotechnical report early so the plan fits the site.

Can you build on bay fill or bay mud?

Yes, with the right foundation and shoring design. Sites on fill or bay mud often need deep foundations, groundwater planning, or both. We build to your engineers’ design and give constructability feedback during preconstruction.

Do you handle redevelopment of former commercial or industrial sites?

Yes. We can carry demolition, excavation, shoring, and utilities on redevelopment sites, and we follow the soil management plan set by the project’s environmental consultant.
